    Once one of Dublin’s most sought-after residential addresses, most of the former townhouses in Dublin’s Fitzwilliam Square now serve as grand offices overlooking the private green that remains at the heart of the early-19th century development. This office building on the eastern side of the square was purchased several years ago by a private developer, with separate office tenants at each level. As each tenant’s lease expired, opportunity was taken to upgrade the finishes and furnishings of the property to achieve a more modern and elegant character. In this instance, the project entailed upgrading the existing staff amenities, including kitchenette, lounge, and toilet facilities, as well as a spacious front office with period features.

    As the project Interior Designer, Sunni’s role included space planning and concept design, kitchenette specifications and bespoke furniture drawings as well as setting-out of M&E features, colour scheme co-ordination, furnishings and finishes selections and installation specifications.

    About

    This beautiful terraced house in Waterloo Road dates to c.1845, and despite its long life remains remarkably intact. Very little has been altered over the last few centuries, and most of the original decorative features survive, however worn. The current owner purchased the property in 1981 and undertook both essential repairs and refurbished the property to a high standard.

    Sunni’s role included: interior design, tender & construction drawings and conservation specifications, liaison with project Structural Engineer, project management, Built Heritage Investment Scheme grant applications & management, Section 5 applications for Declaration of Exempted Development including replacement of aluminium windows with new timber sashes, and other services.

    This project is for the repair and refurbishment of a former townhouse of 1830 and its Victorian extension as part of a larger residential redevelopment of the property. Brazil Associates sought the services of a Historic Buildings Consultant to compile conservation-related planning compliance documentation, to liaise directly with the Dublin City Council Conservation Officer on an ongoing basis regarding the treatment and refurbishment of the property, and to provide a comprehensive schedule of conservation works and method statements for tendering and construction purposes. This role also entails conservation oversight throughout construction stage.

    Dublin City Council sought the services of a Historic Buildings Consultant to assess 4 no. historic properties in Aungier Street for potential addition to the Record of Protected Structures (RPS). Inclusion in the RPS grants legislative protection to buildings, both internally and externally as well as to curtilage structures, and requires permission for some alterations and works which would be considered Exempted Development in non-protected structures. Part IV of the Planning and Development Act 2000 sets out that in order to be considered eligible for inclusion in the RPS, buildings must be assessed and found to be of architectural, historical, archaeological, artistic, cultural, social, scientific or technical importance.

    Sunni’s role included: archival research, cartographic analysis, on-site investigation, written and photographic records, building chronology, GIS site and curtilage mapping, and an assessment of appropriateness for inclusion in the RPS.

    This building, though not a Protected Structure, was purchased by new owners for its historic character and potential as a single-family residence. Seeking to repair, refurbish and extend the building whilst maintaining its charm, Sunni provided an overview of opportunities for appropriate energy efficiency upgrades, planning legislation, identification of material damage, and brief recommendations for project progression.

    This Protected Structure was recently purchased by a new owner, and the Design Team have embarked upon a series of repairs and improvements, including revised services, window sash repairs, structural and roof repairs, and a series of refurbishments to the surviving 19th century joinery and floorboards. The property’s use will remain the same, with private accommodation as well as commercial premises.

    Sunni’s role includes: conservation consultancy, archival research, planning advisory services, specification and tender package compilation, and PSDP services.

    Architectural Heritage Impact Assessments evaluate the impact of proposed development on a Protected Structure, ACA or other heritage area, and recommend mitigation where required.     Conservation Reports require initial site visit(s), archival and cartographic research, building condition assessments, thorough architectural description and recording, repair specifications, and/or proposed development work, and an impact assessment. Conservation guidance also entails pre-purchase advice on planning feasibility, energy efficiency measures, Construction stage conservation oversight, specification and tender documentation compilation, and other services.

    Sunni has provided conservation guidance and/or on-site conservation management for: Greenmount Cottage, Dublin; a private Georgian mixed-use building on Dublin’s quays, and both commercial and residential properties in Dublin’s Waterloo Road, South Anne Street, Blessington Street, Suffolk Street, Prince Edward Terrace (Blackrock), Carysfort Avenue (Blackrock), and many others.
